The room we stayed in was tidy, had all the essentials like tea and coffee, and a bathroom, and the hotel is conveniently located near a historic pier from the 19th century.

Comfortable stay, no complaints.
Fabulous base for 2 nights. Good-sized room with tea/coffee as expected. Marvellous location within a close distance from a restored Victorian pier. Also - next to the sea front and shops. The hotel of choice in Blackpool.

Friendly owners. Good location. Parking just outside which was a real bonus.
Breakfast was okay - I felt missed a few choices i.e. jam for toast, porridge, coffee. Room was very small, I knew it was going to be small but there really was only just room for a double bed and a set of drawers. No hot water to have a wash. On the whole okay if your looking for basic accomodation however I felt a tad overpriced.

Lovely welcome. Good value small double room. Very central. Extremely quiet at night. Breakfast was lovely.
Could not find our booking for some time. Tiny, plain and dull room with little comfortable, soft double bed. 4 parking places - parking £6.50 for 24 hours in nearby car park.

Location was ideal- everything within walking distance! Great food nearby, nice breakfast!
Although on site parking available- only room for 4 cars- best to ring ahead to see if spaces available. If not a very friendly secure car park just up the road- cost £8 for 24 hours

Pam the landlady was lovely, she made us feel very welcome. She had a very good knowledge of the area and where to eat etc. She gave us a 10% off voucher for a fab restaurant! Our room was small as explained to us, but was very comfortable and met all of our requirements. Breakfast was plentiful and extremely good. Would definitely stay again.

A very friendly guest house. Terrific inclusive English Breakfast with an evening meal if required at an extra charge although very reasonable. A wonderful landlady, very chatty and a host of "landlady stories". Recommended guest house.
